Additional Notes
Airport transfers will be arranged for you, unless you're making your own plans. We provide a complimentary minivan for arrival and for departure. If you need additional transfers during your stay, our villa manager can assist you.

Over 8 Guests
Additional costs may apply for groups of more than 8 guests. We have only a limited amount of spare bedding. Please enquire for details.
Minimum Stay
2-night minimum stay is preferred. Longer minimum stays may apply during peak periods and holidays. 1-night stays may be possible if they fit in between other bookings and don't block other reservations.
Arrivals & Departures
Arrivals can be flexible though usually from 2:00pm. Departures are strictly by 11:00am. Early check-in and late check-out may be possible if they fit in between other bookings and don't block other reservations.
Thai Baht Rates
The THB rates listed in the table are for reference only. All bookings are processed in USD. If you would like to pay in THB from a Thai bank account to our Thai bank account, we will use the USD-THB exchange rate at the time of booking to calculate your payment amount. Otherwise, all payments are processed in USD.
Making Payments
Once your enquiry has been discussed and the price confirmed, our owner will offer you the option to make a secure payment by credit card or bank transfer. If you are allowed to make a split payment, the deposit amount is 50% of the total rental cost. The remaining balance is due 60 days before your arrival date.
Refunds & Cancellations
There are no refunds for payments made, however, should the case arise that you can't make it on the dates that you booked, we will do our best to offer a mutually acceptable alternative stay so long as you informed us not later than 1-month before your arrival date.
